BUILDING INSPECTOR

LTL Consultants, LTD. has full time job openings for Commercial and Residential Plans Examiners and Inspectors with Zoning experience. We are seeking a certified BCO candidate with Residential, International Property Maintenance Codes (IPMC), and/or Commercial Certifications. Preference will be given to candidates having Zoning experience including enforcement, and testimony. The Zoning Officer/Building Code Official will have responsibility for administering and enforcing provisions of municipal construction codes and other applicable ordinances. Responsibilities may also include Residential Rental Program inspections and review and inspection of construction within various municipalities to ensure compliance with local and national building codes, zoning regulations and contract specifications. Also, a working knowledge of land development process is preferred.

Essential Duties

  • Perform daily inspections to ensure compliance with local and state regulations governing a building’s proper construction, use, occupancy, safety and sanitation.
  • Inspect and examine construction standards of a building structural elements and fixtures, including: plumbing, electrical wiring, framing and foundation, roofing systems, stud and joist spacing and spans in floors and ceilings.
  • Document findings, prepare reports and maintain records of inspections. Issue non-compliance notices and perform follow-up code enforcement inspections.
  • Confer with and assists property and landowners, architects, and builders with proper practices and techniques of design, construction and structural technology requirements.
  • Respond to complaints from municipal officials, residents, and stakeholders regarding municipal codes and/or ordinances.
  • Receive and process applications for Zoning Permits, application for Variances and other zoning related information.
  • Attending municipal meetings and Zoning Hearing Board meetings.
  • Assure that the work complies with buildings, electrical, plumbing and mechanical codes, energy regulations and any other applicable building regulations.
  • Recommend design and specification changes where necessary for compliance with ordinances and regulatory practices.
  • Provide courteous, high quality service to members of the public by personally responding to requests for service or making appropriate referral.
  • Other duties as assigned.

Qualifications

  • Formal education in fields of Codes Enforcement or Inspection.
  • Previous experience, preferably 2-5 years, in the Inspection Industry
  • U.C.C. Certification and Commonwealth of Pennsylvania Inspector’s License
  • Working experience in their field(s) of knowledge.
  • Valid Pennsylvania driver’s license with acceptable driving record for the past three years.
  • Ability to work with minimal supervision.
  • Ability to make tough decisions in the best interest of safety.
  • Ability to work with people, particularly the ability to deliver bad news to difficult people in a non-agitating manner.

Strong emphasis is placed on the ability to effectively communicate technical information, orally and in writing, in a professional manner to contractors, developers, property owners, employees, consultants, other governmental agency representatives, municipal officials and the general public. Skill is required with reading and interpreting construction drawings, plans, specifications and contract documents.
